Which property counts for a new application
The €250,000 figure still quoted in older articles now covers only two cases: converting a commercial building to residential use, or restoring a listed building. A standard flat bought for €250,000 no longer qualifies, whatever the purchase date on the listing.
Size is a separate test from price. On the €800,000 and €400,000 routes the flat must have at least 120 sq m, so a property that clears the price can still fail on floor area; we take that figure from the title deed, not from the sales listing.
